April 2026 · Al Yasmin — Riyadh · Full villa
Villa Yasmin
A three-floor villa on a single wired backbone: lighting, climate, blinds and surveillance, fully locally controlled.

The project began from an architectural plan that had not been poured yet — the best possible starting point: network and power runs are drawn alongside the electrical plan, not after the paint.
What was asked for
The family wanted one clear thing: never to reach for a phone to switch on a light. Everything built afterwards served that condition.
- Touch switches in every room, each carrying a scene rather than a bare circuit.
- A main lock with a local entry log, and a video doorbell tied into the internal intercom.
- Per-wing climate scheduling, with automatic shutoff when a room empties.
- Six cameras recording locally inside the control cabinet — no cloud subscription.
The decision that saved the most
We replaced a third of the originally proposed wireless devices with central modules in the control cabinet. The result: fewer devices inside the walls, and maintenance that happens in one place.
What we noticed most is that we stopped noticing it.
