Prices start from these figures and cover hardware, installation and programming. The final number of control points — and so the price — is settled on your own floor plan.

What no package includes
What spoils projects most is a line nobody mentioned at the start. This is our full list — if you need any of it, we price it openly in the quote itself.
- New electrical work
- Running new circuits, changing the distribution board, or fixing poor earthing. We work with the wiring already in place, and whatever needs an electrician we tell you during the survey, not after it.
- Building and finishing work
- Gypsum, paint and making good the walls after cabling. We leave the site clean, but re-finishing is a contractor's job, not ours.
- Internet and its subscriptions
- Your provider's subscription and fees. The systems run locally without internet, but controlling them from outside the house needs it.
- Devices you supply yourself
- We install, programme and warrant our own work on them; we do not warrant the device itself, and we do not promise compatibility before inspecting it.
- Work outside Riyadh
- We do work outside Riyadh, but travel and accommodation are estimated as their own line in the quote — never buried inside the system price.
- Changes after the plan is approved
- Adding points or moving them after you approve the point plan is priced in a written change order before the work, not in the final invoice.
What moves the number
Four factors, no more
Property type
A flat is simpler than a floor, and a floor than a villa: the number of panels and the length of the runs change — not the quality of the hardware.
How many rooms are covered
The single largest factor. Cover what you want today and leave the rest to a second stage — we leave the cabling ready for it.
Which systems you choose
Lighting alone is not lighting with security, climate and network. Each system has a base cost, then a cost per room.
Wired or wireless
Wireless is faster and cheaper in a finished house. Wired costs more and lasts longer, and suits a building still under construction.
After handover
What costs later — and what does not
- A ticket inside warranty — no charge
- A fault in a device or an installation still under warranty: the visit, the part and the labour are all on us. Coverage is calculated by the system from that device's own installation date, not from our memory.
- A visit outside warranty — SAR 150
- The visit fee within Riyadh, told to you before the technician sets out, not after the job is done. Spare parts are priced separately and shown to you before fitting.
- The annual maintenance contract
- Scheduled visits, priority on tickets, and visits covered at no charge. It is priced on the size of the system, and the first year is included in the Full villa package.
- Expanding later
- Adding a room or a system a year later does not mean starting over: the system is open and built to grow, and you pay for the addition alone.
Frequent questions
What people ask before calling
- Is the survey charged for?
- No. The survey is free within Riyadh, takes about an hour, and you come out of it with a point plan and a written quote — with no commitment afterwards.
- Are the prices shown final?
- They are genuine starting points, not bait. The final price is written in the quote after the survey, itemised: every device, every point and every hour of work.
- Can I start with part of it and expand?
- Yes, and it is usually what we advise: start with the ground floor, or with lighting alone. We leave the cabling and the cabinet ready for the next stage so you do not pay twice.
- How long does installation take?
- It depends on the size of the system and the state of the house, and it is written into the quote as a clear duration, not a verbal guess. A flat takes days; a full villa takes weeks.
- What if the company stops trading?
- Our systems run locally inside your house and do not depend on any server of ours. If we vanished tomorrow, the lighting, the scenes and the locks would keep working exactly as they are — which is why we chose local-first from the start.
